Little River Flats

 

This mixed-use development introduces 10 thoughtfully designed housing units and vibrant street-level commercial space to help shape a new neighborhood destination in Salida. Situated near the confluence of the South Arkansas River and the Arkansas River, Little River Flats is conceived as a place where residential living, local commerce, and the surrounding landscape come together to create a dynamic and walkable community environment.

The building is organized with two accessible residential units at the ground level, alongside two highly visible retail spaces intended to support locally owned businesses and contribute to the area's growing economic vitality. Above, eight additional residences are distributed across the second and third floors, with four units on each level. This arrangement activates the street edge while providing residents with privacy and direct access to the amenities of the neighborhood.

Architecture and site planning are driven by a strong connection to Salida’s remarkable natural setting. Large expanses of glazing and private balconies maximize daylight throughout the year while framing panoramic views of Big Baldy Mountain, Mt. Shavano, and the surrounding river corridor. A distinctive chamfered corner at the building’s primary frontage creates a welcoming urban gesture, opening views and pedestrian connections toward the South Arkansas River and reinforcing the project's relationship to the public realm.

 

The building's design emphasizes durability, energy efficiency, and occupant well-being. High-performance windows, a continuous exterior insulation system, and energy recovery ventilators serving each residence work together to create an exceptionally comfortable and healthy indoor environment. These strategies significantly reduce energy consumption while maintaining excellent indoor air quality and thermal comfort throughout the seasons. The result is a highly sustainable building that delivers long-term value to residents and business owners through reduced operating costs and enhanced year-round livability.
