Silver King Workforce Housing
The existing Silver King Inn and Suites has greeted visitors arriving in Leadville for decades. Over the last few years, the property had fallen into some disrepair. While it was full on certain weekends, it was left vacant for large chunks of the year. In 2024, the hotel was purchased with the intent of renovating it to meet critical housing needs in Lake County. Shape partnered with the development company Blue Hour Housing and worked closely with Lake County on a rapid, affordable, extensive renovation of the existing property. In less than a year, the team attained a rezoning effort and completed 56 new affordable workforce housing units reserved for employees and residents of Lake County.
The project includes a mix of 1-bedroom and studio units, a gymnasium, mailroom,
laundry, indoor and outdoor community spaces, and storage facilities. All of the residential units received new finishes, new paint, new plumbing and lighting fixtures. Additionally, every unit has new furniture.
The scope of work included extensive mechanical, electrical, and plumbing upgrades, as well as fully renovated bathrooms and new kitchenettes in each unit. Accessibility upgrades were incorporated into the site and unit design, and facade improvements were completed for the entire property. The project required extensive asbestos abatement, and the team worked closely with the asbestos abatement contractors to identify potential "hot areas," conduct thorough testing, and define the scope of work.
