The Hayden Ranch Preservation Assessment Plan outlines a rare opportunity to protect a remarkable landscape while shaping a new future for one of Leadville’s foundational historic sites. Set within a rich ecosystem along the Arkansas River Valley, the 35-acre homestead contains sixteen historic buildings dating from 1880 to 1930 and is listed on the National Register of Historic Places. Long tied to the region’s mining and agricultural heritage, the ranch evolved from early hay production during the silver boom to cattle operations under the Hayden family. Its story threads through the growth of Leadville, the shifting needs of the surrounding communities, and the continued interest in stewarding this land through conservation.

Today, Colorado Mountain College, the Colorado Historical Foundation, Shape Architecture Studio, and Superbloom Landscape Architecture have partnered to explore new possibilities for the property. The plan studies how the site might once again serve the public by expanding access to a beautiful natural resource while honoring its past. Previous grants and conservation easements have protected the historic structures, helped stabilize the grounds, and secured the surrounding habitat. Current conditions tied to the site such as wetlands, floodplain limits, soil history, wildlife needs, and existing utilities guide the framework for future use.
The assessment outlines four potential directions for change that reflect the character of the land and its constraints. These include envisioning the ranch as a base camp, working farm, education center, or camping center. Each option invites a new steward to revive the homestead, preserving its cultural importance and enhancing its value to the community.
